The management of properties and projects is the responsibility of each Manager. Their profile is public in all projects.
For residential rental projects, we work with professional property management companies that handle everything related to renting, maintenance, and property management. Some like Woperty for annual rentals, HOM for short-term/vacation rentals, among others.
For development or construction projects, we work with expert companies that handle the construction and sale of properties. Some examples are Activa, Copahue, among others.
The cost of the management service from these providers is included in the costs and projections of each project.

In general, these benefits are aimed at people who do not have properties registered in their name, as they seek to support those who have not yet accessed their own home.
At Fraccional, when you invest, the property is not registered in your name, but in the name of a Joint Stock Company (SpA) created especially for that project. You are a shareholder of that company, but you do not appear as a direct owner in the Real Estate Registry.
Therefore, your investment is not considered as a property registered in your name and should not limit your access to subsidies, according to current regulations.
Investing in Fraccional is simple and accessible. You only need to meet three basic requirements: 1. Have a Chilean RUT (you don't need to be a Chilean citizen, but you do need to have a valid RUT). 2. Be of legal age (18 years or older). 3. Have a bank account in Chile, so we can deposit your earnings.
We do not review your credit history, nor do we consult DICOM or debts. However, it is mandatory that you complete our identity verification process (KYC) for legal and security reasons.
Fraccional reserves the right to reject users who do not comply with our internal policies or current regulatory requirements.
Yes, you can. Reinvestment is when your rental income is used to buy more fractions of the same property.

The fractions available for reinvestment are part of a small remainder of fractions that we keep for this same purpose.
No new shares are created for reinvestment, existing shares are purchased.

You make money through three factors:
The real estate market is measured in UF. Because the UF is indexed to inflation, it adjusts daily to it, protecting your money from its fluctuations. So if inflation increases by 5%, then your money in Fraccional also increases. That's one of the benefits of investing in UF.
Our properties are located in sectors chosen for having good historical appreciation. This appreciation is perceived every day, from the moment you invest, but it's a gradual effect.
That's why at Fraccional we appraise the property value every three months, allowing you to see an update of the value of your fractions according to current market conditions.
Due to the compound effect, the longer time passes, the more the property increases in value.
While we always present appreciation and inflation projections based on historical data, these cannot be guaranteed, given the fluctuating nature of markets.
The same percentage you contributed to purchase the property is what you will receive from the gross dividend from rents or flows. From this amount, the project's own expenses are deducted and the result is your net dividend.
Rental income constitutes an added value of the model, since the property was acquired in cash; consequently, these incomes are not used to pay dividends on a mortgage loan.
Since we buy each property through a joint stock company, the property belongs to the company's RUT. Therefore, when you participate in an investment, while you own part of the property, before the SII you are understood as the owner of shares in a company.
You can verify this in your Mi SII profile once our company update requests have been processed, we'll notify you when that's ready. Generally, it doesn't take more than two months. There you can confirm that your fractions are part of the Joint Stock Companies that are registered in your name.
On the other hand, in the Real Estate Registry you can see that the companies you participate in are owners of the properties you invested in.
