      What types of projects are eligible for financing on Fraccional?

      We look for real estate projects with high potential in the following categories:

      • Value Generation: Creating value through improvements or reconfiguration.
      • Opportunities: Assets with high speculative potential.
      • Income: Properties with consistent cash flow (commercial, residential, or industrial).
      • Development: Construction of new projects.
      • Secured Debt: Loans backed by real estate assets.
      • Real Estate Funds: Diversification through investment portfolios.

      What is the process to submit my project?

      Registration: Complete the Manager form on our platform.

      Submission: Upload the basic information and materials of your project.

      Evaluation: Our team will review the financial, technical, and commercial feasibility.

      Approval: If it meets the requirements, you will receive confirmation to proceed.

      IFO (Initial Fractional Offering): We publish your project and help you manage the fundraising process and communications.

      Digital Roadshow: We will provide you with spaces and tools to promote your project on the platform, media outlets, and social networks.

      Execution: Once 100% of the capital is raised, we handle the legal processes and fund delivery while you focus on the project.

      Reporting: At least once a month, you must upload basic updates, and every three months, a complete progress report to our platform.

      Closure: Once the project is completed, we support you in the closing process and handle payments to investors.

      What percentage of the funding can I expect to cover with Fraccional?

      You can raise from 3,000 UF to 50,000 UF (USD 100K - 1.5M). Fraccional does not require being the sole contributor, so you can complement with other capital sources.

      It’s important to note that we expect you to participate in the project with capital, with a minimum percentage to be defined on a case-by-case basis.

      How long does it take to complete a project's funding?

      Most projects are funded within 30 to 90 days, depending on the category, amount, and demand. However, some projects have been funded in less than 24 hours.

      What obligations do I have as a Manager during and after fundraising?

      During the campaign:

      • Active communication with investors.
      • Participation in promotional activities such as live sessions or webinars.

      After fundraising:

      • Basic monthly reports and more detailed quarterly reports.
      • Transparency regarding project progress.
      • Availability to answer investor inquiries.

      What are the costs for the Manager when working with Fraccional?

      Fraccional charges a 2% + VAT commission on the total amount raised. There are no initial costs to submit a project.

      Additional but non-essential services may have separate costs.

      Can I invite my own investors to participate in my project?

      Absolutely! You can bring your existing investors to the platform, giving them access to the secondary market and a more complete digital experience.

      This also simplifies your management and communication with project investors by bringing them together in one place.

      What happens if my project doesn't reach its funding goal?

      Funds are only released if 100% of the original funding goal is met. If the goal is not reached, you can:

      • Restructure your project and relaunch the campaign.
      • Choose to return the contributions to investors at no additional cost.

      How is the target profitability of projects calculated?

      It is based on:

      • Projected rents and cash flows.
      • Expected appreciation based on market conditions.
      • Estimated operating and construction costs.

      These metrics are reviewed during the evaluation process to ensure realistic expectations.

      Any profitability communicated on the platform must be approved by the Fraccional team.

      What are the benefits of the secondary market for my project?

      The secondary market allows your investors to sell their shares early without affecting the project's development. This:

      • Increases asset liquidity.
      • Strengthens confidence in your project.
      • Facilitates future campaigns by demonstrating flexibility and accessibility for investors.
